7 Steps how to buy an apartment

1. Choose the apartment you want to buy on our website.

On our website you can look at all available apartments, that we offer for sale. You can choose between different floors and layout. Our complex include studio and hotel-type apartments, mansards, apartments with one, two and three bedrooms and their size and price are provided here.

2. Contact us.

Contact us on our e-mail address or on the telephone numbers, if you have any questions or if you need more information about the apartment you have chosen. If you plan to visit Bulgaria and see the complex, we could organize a transport from the airport to the area. We would answer you all your questions and give you professional consultation.


3. Place a deposit.

After you have made a decision to buy a certain apartment you need to place a deposit of 3% of the price in order to reserve it. We will take the apartment off the market for a period of 30 days. The reservation deposit is non refundable, if you later decide not to purchase it. All deposit funds must be paid into our BG bank account. We will not be responsible for deposits paid into a different account number!


4. Signing a preliminary contract.

Our solicitors will prepare a preliminary contract containing all of the agreed details, money paid and setting out the terms and conditions of the deal. You will need to sign the contract in order to proceed with the purchase. After signing the preliminary contract the customer has to make the installments according to the contract.

5. Payments and Terms.

We will keep you updated about the payments you need to make and their terms.


6. Signing the Title Deed and transferring the ownership.

The apartment will become your own property after paying the last installment and signing the Title Deed in front of a Notary Public. There are government taxes that you should pay to become a owner of the apartment. The taxes are stamp duty and notary fees.

7. Congratulations! 

You are now officially the owner of apartment in Spa Hotel Perelik Palace 4*. As an owner of an apartment you should pay annual fee of 12 EURO without VAT per square meter of your living area for he following services: electricity and heating in the shared parts of the building and the yard, all-year maintenance of the shared parts, maintenance of the vertical planning, snow cleaning, all-year security and fire precaution system.

Your new apartment will be part of a modern complex which provides: a spa center, swimming pool, Jacuzzi, fitness , sauna, doctor’s office, restaurant, open-plan confectionery and lobby bar. You will be entitled to a discount when you use these services.
